Cracks in an old cast-iron sewer riser - repair or just a replacement?

Here is such a disaster: discovered cracks in the riser, cast iron (sewage in the apartment). No leaks (yet). Old house in 1954, renovated in the bathroom. I can’t say whether these cracks were earlier or not ... The pipe was black - it might not have noticed.

I saw the lower one immediately after painting, but just recently under the ceiling. The opinions of experts were divided: change or sealant (if there are no leaks). There are no tenants from above - they are extremely rare, they rarely use sewers. 3-storey house, my second. They had a replacement for plastic - I found out after I returned from work, and my ceiling in the bathroom was broken.

The neighbors didn’t open the door for me, so I don’t know what was done with them. But that was about 3 years ago. The last photo is not very good, but there is also a crack and cement or putty spilled out.

Help advice. Of course, I did not want to change the riser in connection with the repair. But still I will wait for the advice and recommendations of specialists. They recommend geogel 2300, but you can’t buy it anywhere. Thank.

    Hello. Riser - common property. These docs confirm this:

    1. Civil Code of the Russian Federation (part one), article 290.
    2. Housing Code of the Russian Federation ”, article 36.
    3. Decree of the Government of the Russian Federation of 13.08.2006 N 491 “On approval of the Rules for the maintenance of common property in an apartment building”.
    4. Decree of the Government of the Russian Federation No. 354 “On the provision of utilities to owners and users of premises in apartment buildings and residential buildings”.

    Regarding the neighbors, whether they had a repair or not - you can contact the Criminal Code if the replacement was formalized and if it is illegal, the replacement will have to be redone (if it harms common property).

    If a crack has arisen because of your neighbors (an appropriate examination will be carried out), they will also have to replace the damage, including repairing or paying the cost of the damaged finish because of them (voluntarily or forcibly through a court). They should also compensate you for damage from a broken ceiling.

    If the crack arose through the fault of the Criminal Code, as they must oversee the condition of the sanitary equipment, then they must replace the riser and pay damages.

    If your riser flows, then there are three scenarios:

    1.You will compensate for repairs to the neighbors below (if you have punched or illegally / incorrectly replaced the riser).
    2. The management company will change the riser and compensate for the damage (if the fault is on them due to the deterioration of the condition of the pipes).
    3. Neighbors compensate (in case of an accident to neighbors below) the repair and replacement of the riser.

    Again, coating the pipe is not an option - if it leaks or when it bursts due to other reasons, if you find any putties, they will lay the blame on you. You will also compensate the neighbors from below for repairs. Why do you need to bring this up? It is better to immediately replace.

    Contact the Criminal Code with a written statement in 2 copies about a crack in the common house equipment. Keep one copy at home. The issue with neighbors and access to their apartment is the headache of the Criminal Code. You must compensate for repairs under Articles 1064 of the Civil Code and 15 of the Civil Code of the Russian Federation.
